The first step is not to look for a suitable property directly, but to clarify your lifestyle. Do you want a place for summer getaways, an investment for rental, or a new home for several months a year? Choosing an apartment by the beach is different from selecting a stone house in the hills.

Everyday life also plays a significant role. Do you need an airport within an hour? Year-round restaurants and services? Or are you looking for peace, privacy, and a slower pace? Italy offers everything, but rarely all in one place at the same time.

Don't look for the perfect property

It also helps to stop searching for the 'perfect property' and instead set your priorities. What is essential for you and where can you make compromises? View, terrace, walking distance to the center, rental potential, or perhaps lower operating costs?

Compromises are often the most important when buying in Italy. A house by the sea may mean less space. A historic center may mean less parking. And beautiful solitude in nature often means a longer journey to services.

Focus on locations and start narrowing down

A simple system works well: choose a maximum of three to four locations and compare them with each other. Not just based on emotions, but also practically. Prices, accessibility, seasonality, infrastructure, or potential for value growth.
