The idea that you can move into a new apartment without paying several tens of thousands of crowns in advance sounds great. Rentals without a deposit really exist, you just need to know where to look and what to watch out for.

A deposit is not just an unpleasant expense for the tenant. In fact, it represents financial security for both parties. It helps the landlord cover potential damages or unpaid rent, while providing the tenant with clearly defined rules under which they will get their money back.

When can you encounter an apartment without a deposit?

You will most often encounter such an offer from private landlords who want to fill the apartment as quickly as possible or prefer personal agreements over complicated conditions. Occasionally, new development projects or time-limited promotions appear to attract the first tenants.

However, this does not mean that the offer is automatically more advantageous. Lower initial costs may be offset by higher rent, a longer contract, or other fees. Therefore, it always pays to compare total costs, not just the amount you pay when moving in.

Watch out for the rental agreement and hidden conditions

Whether the apartment requires a deposit or not, the most important thing is a well-prepared rental agreement. It defines the rights and obligations of both parties, the method of handing over the apartment, payment of services, or the conditions for terminating the lease.

If a deposit is part of the rental, its maximum amount can be up to three times the monthly rent according to the Czech Civil Code. However, it always depends on the agreement between the landlord and the tenant. A deposit is not mandatory by law.

Is it worth looking for an apartment without a deposit?

If you have a limited budget or need to move quickly, renting without a deposit can be a pleasant relief. However, do not be tempted by just the zero deposit. Always calculate the total monthly costs, verify the landlord, and carefully read the contract.

A good offer is not the one with the lowest initial costs, but the one that gives you fair conditions, transparent rules, and peaceful living without unpleasant surprises.
