Investors, these are the layouts that tenants are looking for the most

Buying a property as an investment? It's not enough to just find 'something in a good location'. The design of the apartment or house matters, who it will serve, and how easily it will find its tenant. Some layouts disappear from the market within a few days, while others may wait for interested parties for weeks or months.

Whether you are buying your first investment property or expanding your portfolio, a well-chosen layout can mean higher rent, less risk of vacancy, and easier resale in the future.

Small apartment, high demand. Practicality often wins for investment

When investing, most people primarily think about location and price per square meter. However, the actual layout is equally important. Tenants today are primarily looking for practical housing that fits their lifestyle.

1+kk: Starter investment with wide applicability

Small apartments like 1+kk are among the most sought-after investment properties. They are more affordable, easy to maintain, and appeal to a wide range of tenants – from students to young professionals and those looking for their own smaller housing.

The advantage is also lower acquisition cost and often quick occupancy. The downside may be less space and higher sensitivity to competition, as there are often more similar apartments on the market.

2+kk: The investment 'golden mean'

If you are looking for a layout that combines attractiveness, practicality, and long-term demand, 2+kk is often one of the safest choices.

Why? It offers a separate bedroom and a living area with a kitchenette. This makes it suitable for individuals, couples, and young families. It is also a layout that people often seek when buying their own housing, so it has good liquidity.

An apartment 2+kk in a good location with good accessibility can be interesting not only for rental but also as a long-term investment.

Larger layouts attract families, but the return on investment may be slower

Apartments 3+kk and larger have their place in the market. They offer comfortable living for families with children, who often seek stable long-term rentals.

From an investor's perspective, however, they come with several specifics. A higher acquisition cost means a larger initial capital and the pool of interested parties is narrower. Families also more often consider the rental price, so the return on investment may not always be as quick as with smaller apartments.

On the other hand, a quality 3+kk in an attractive location can be a very stable investment, as families usually do not move as often as, for example, students or young people at the start of their careers.

It's not just about the number of rooms. The actual layout of the space also matters

Two properties with the same layout can have completely different values. The difference often comes down to details:

  • good room orientation and plenty of light,
  • balcony, terrace, or outdoor space,
  • practical kitchen and storage spaces,
  • low operating costs,
  • proximity to transport, services, and civic amenities.

Unconventional layouts can also be interesting. A duplex, for example, offers an attractive division of space into multiple levels, while a loft impresses with high ceilings and an industrial style. However, when investing, it is always necessary to think practically – not every original space will have equally broad demand.

So what apartment should you choose for investment?

There is no universal answer. A different apartment will work in the city center, another in a village or near a tourist location.

In general, however, if you are looking for a safe investment with high demand, it often makes sense to focus on 1+kk and 2+kk in well-accessible locations. They offer a wide range of potential tenants and are also easier to sell if needed.

After all, you are not buying a property just for today. A good investment must work even in several years. The layout is one of the factors that determine its success.
